What to look at on a lot before you buy
landlotgradingutilitiesbuild on your land

A cheap lot is not cheap if the house has to fight the ground.
Look at how you get on the property. Look at the slope. Ask where power, water, and sewer or septic sit. Watch where water runs when it rains.
Those four things decide a lot of the site work. Site work is where a “simple house” stops being simple.
You do not need to be an engineer to notice them. If you are looking at a lot and want a second set of eyes before you buy, that is a planning review. Bring the address and what you think you want to build.
